marketing TOOLS

It’s a simple equation: More exposure = More views = More buyers.
Using technology and data analytics to make sure your property is in front of the most viewers.

Social media marketing

The power to reach a large number of potential buyers or their agents quickly and easily. A simple Instagram Reel can get thousands of views within hours. Being able to target specific demographics and interests gets the property in front of the right viewers.

videography

Videos tell a story. Not only are we featuring the home, we are featuring the lifestyle of the area. Viewers get a detailed experience of the property allowing them to see the layout, size, and features of the home in a way that photographs and text descriptions cannot fully convey.

professional photography & Staging

Staging can help increase the sale price by up to 20% on average, really helping buyers visualize a home to its fullest potential. Professional HD photography is always used in my business, and can also include aerial, twilight, and drone shots.

SINGLE PROPERTY WEBSITE

Your property deserves a dedicated space on the internet. Providing more detailed information about your home, as well as its ability to increase its online exposure and visibility. These websites are also used for targeting marketing and advertisements.

Targeted exposure

Knowledge is power. By knowing the locations, interests, and demographics of potential buyers, we use that data and target with all of the above marketing tools. Our area is experiencing high interest from other states and we make sure to grasp those potential buyers.

email marketing

With a growing contact list of over 10,000 people, email marketing allows me to hone down on neighborhoods likely looking at your property as well as the real estate agents in the area who may have clients looking for a home like yours.

 sale strategy

  • It all begins with an initial consultation. It’s difficult to assess a property of which you haven't actually stepped foot in! I love to meet my clients in person and understand their unique needs and what is going to work best for them.

  • There may be some (or a lot) of updates that would make the property more attractive to buyers. We assess these together and determine the best ROI and ROTI (return on time invested) for your situation. In addition, getting a pre-inspection done on the property assures there are no surprises that a future buyer may bring up, and we prefer to take care of these repairs prior to entering escrow.

  • A few days prior to listing, we want your home sparkling clean to make sure it is showing at its best! I hire my trusted cleaner to do a deep clean and we keep it this way while on the market.

  • Every property is unique. Whether you are residing in the property, or it’s vacant, we assess the type of staging that should be done. These types could be a full-stage, partial-stage, or having the stager rearrange your current furnishings.

  • Now the property is sparkling clean, staged, and looking its best! It’s time for my photographer and videographer to come out and work their magic.

  • Many people will ask what their home is worth during the initial consultation. As I will always give a range during this time, it is really during our last step here where the valuation is more precise. This could be because of updates you’ve made and/or any other comparable properties that may have hit the market and needing to price competitively. Remember, any other similar active home is your competition - you are competing with them for your buyer!
